Tree Condition Survey for Developers & Property Owners

Landowners who have trees on any part of their land have a legal duty of care to ensure that those trees are safe. The Occupiers Liability Act 1984 states that the owner of a premises will be liable for any damage or loss that results from a tree or branch falling on their property.

A tree condition survey is an assessment made by an arboricultural consultant, which can be undertaken for various different purposes. One of the main purposes is to assess the safety of trees to protect both people and property.

It is recommended that commercial property owners and homeowners undertake a tree survey to ensure that any potential hazards can be identified and mitigated before any damage or harm is caused. For this reason, many purchase tree condition surveys annually for peace of mind.

At Collington Winter, we undertake tree risk management for a variety of clients to ensure that the safety of the trees on their property is at an acceptable level.

Tree condition survey process

The first step in undertaking a tree condition survey is to get in touch with one of our tree surveyors for an initial consultation. Our consultants will discuss the trees on your property and the structural integrity to be surveyed. This will help to get an idea of the current state of the trees and any health and safety precautions that may need to be taken.

Following this, the tree surveyor will visit the site to complete the tree condition survey. This is typically completed from ground level. However, in some cases, an aerial inspection may be required. A range of data will be collected, including the species, number, location and age of the trees. Other information relating to the health, presence of disease or infestation and damage will also be recorded in the tree assessment.

Once the survey has been completed, you will receive a tree report that will provide all of the information above. Recommendations relating to the work required to manage the trees to minimise or eradicate any safety issues will also be included within the report.
