Cranbrook Planning Portal: Applying for Planning Permission

The Cranbrook Planning Portal is the official online platform for submitting, managing, and monitoring planning applications within the Cranbrook area. Designed for convenience, it enables applicants to upload supporting documents, track progress, search existing applications, and provide comments during public consultation periods.

To maximise your chances of approval and ensure compliance with Tunbridge Wells Borough Council’s environmental requirements, it is recommended to seek ecological advice as early as possible. Collington Winter offers specialist consultancy to guide you through every stage of the process.

Using the Cranbrook Planning Portal

Prepare your application – Before submitting, gather all essential information and documents, including:

  • Completed application forms (available on the Cranbrook Planning Portal)
  • Accurate site location plans and elevation drawings
  • Supporting documents, such as design and access statements
  • Ecological surveys, impact assessments, and mitigation strategies

Submit your application – Once complete, submit your application via the portal. You will receive confirmation and a reference number to track its status.

Public access and consultation – After submission, your application will appear on the public register, where residents and stakeholders can review and comment during the consultation period.

Application review – Planning officers will assess your proposal against local policies and national planning guidance. If issues arise, you may be asked to make amendments.

Decision – The final decision will be made either by a planning officer or by a planning committee, depending on the size and complexity of the proposal.

Ecological Services to Support Your Planning Application

  • Ecological Surveys – Most projects begin with a Preliminary Ecological Appraisal (PEA) to identify habitats, protected species, and potential constraints
  • Protected Species Assessment – Targeted surveys for bats, badgers, great crested newts, reptiles, or nesting birds, carried out in line with UK and European legislation
  • Tree surveys – Assessment of tree condition, root protection zones, and recommendations, particularly for trees covered by Tree Preservation Orders (TPOs).
  • Biodiversity Net Gain (BNG) – We measure biodiversity and create plans to help developments meet the mandatory 10% net gain target under the Environment Act 2021.
  • Landscape Surveys – Evaluation of how your development may affect both the visual and ecological character of the surrounding area.
  • Ecological Clerk of Works – On-site ecological supervision during construction to ensure compliance with all agreed measures.
